Ideally, your inspection should take place as soon as possible after you receive access to the property. We offer both pre-completion and post-completion snagging inspections, depending on your circumstances.

Most inspections take between 2 and 5 hours, depending on the size and complexity of the property.

Your full snagging report will be delivered within 48 hours (2 working days) of the inspection. Reports include photographs, detailed descriptions of defects, and recommendations for remedial action.

No. As long as we can gain access to the property, you do not need to be present. Many clients choose to attend, but it is entirely optional.

To help us carry out the most thorough inspection possible, please:

• Ensure all utilities are connected and operational where possible (electricity, water, heating, etc.).
• Confirm we have access to all rooms and areas of the property.
• Ensure keys or access arrangements have been agreed in advance.
• Remove any personal belongings that may restrict access to walls, floors, windows, or fittings.
• Let us know about any concerns or issues you have already identified.

 Yes, where possible. We can only inspect areas that are visible and accessible at the time of the survey. Furniture, stored items, and personal belongings may prevent us from inspecting certain defects behind, beneath, or around them. Any inaccessible areas will be noted in the report.

We inspect all accessible internal and external areas of the property, including walls, ceilings, floors, doors, windows, kitchens, bathrooms, loft spaces (where safely accessible), and external finishes.

Our role is to provide you with a professional snagging report. The report can then be submitted directly to your developer or builder for rectification. We are happy to answer any questions you may have about the findings.
